Here's one for our panel of experts!
Say I was looking for land to build a shifter kart sized race track on. Throw in a store front for good measure.
Is there a particular zoning code that I should be looking for, or ones that should be avoided?

| My guess would be commercial or industrial, I would stay away from residential. |

Thanks Jimmy. That was my guess too, but there's probably more to it than that. (always is)
I've tried talking to a realtor, and they just **** their head and look puzzled. Hmm I wonder if that word will be auto-zapped from this post...

Brian,
Zoning really depends on the State, County, City that you will be trying to build in. The city that I live in has 4 different levels of commercial zoning. c1, c2, are considerd "quite" commercial c3, is fast food, conveinience stores etc. and c4 is noisy commercial. I am in the tire business and our city requires a c4 permit for us to operate. To get this permit we had to notify everone within a 500 ft. radius of our store that we wanted to change the zone to c4. Three city council meetings and a promise to the neighbors that there would be no outside storage of scrap tires and we got it. Good Luck is all I can say. |

Brian, I am a real estate broker and a new track owner here in Grand Junction Colorado,
We have been in the process of building a new park and it has been a nightmare. As ofr zoning, here in Grand Junction regardles of the zoning we were required to get a conditional use permit from the county. This process is very expensive and time consuming both we hope worth it. Good luck we are new to karting but are having a great time. Stacey |

Brian,
The answer to your question definitely lies in where you live to some extent. At SBRP, just because we are adding a building for retail, meeting, and storage areas, we had to go through three separate zoning meetings which were actually referred to as a "zoning variance". In the petition that was part of the agenda for the meeting, they listed us as wanting to go from "C Commercial" to "C Commercial"! Just becuase we want to add a building that was not on the original plans in 1994 we had to go through a 6 month process, lawyer fees, etc. Not to mention that it is posted as a public hearing, therefore, there were numerous remonstrators that were against what we were trying to do. We ended up with a unanimous vote in our favor, but just think about the agony it would cause had we been voted down...
